Contractor accommodation does not have a fixed national rate. The price depends on the exact worksite, dates, number of guests, property type and terms available when the search is made.

Location and journey time

A cheaper property can cost more overall if the team spends extra time and fuel travelling to site. Use the worksite postcode and decide the maximum acceptable journey. For projects in Birmingham, Manchester and London, the side of the city and the team’s transport can matter as much as the distance.

Dates and local demand

Prices change with seasonal demand, major events and the amount of notice given. A short-notice booking may have fewer suitable options. Flexible arrival dates or a wider search area can help, but only if they still work for the project.

Team size and room layout

The number of guests is only part of the brief. Separate bedrooms, separate beds and bathroom requirements affect which properties are suitable. A lower total price is poor value if the layout does not work for the team.

Length and certainty of the stay

Some providers price longer bookings differently, but the cheapest longer commitment may carry stricter cancellation terms. If the project end date may move, compare the cost of flexibility with the cost of committing too early.

Parking and vehicle restrictions

Off-street parking can narrow the search, especially for several vans or larger vehicles. Check permits, height limits, congestion charges and clean-air or emissions charges when comparing the total project cost.

Ask whether utilities, Wi-Fi, council tax where applicable, linen, cleaning, parking, deposits, VAT and booking charges are included. Quotes should be compared on the same basis and for the same dates.
